First time buyer not on great income

Hello just looking for some advice really....

I am 21 male, on around 13k plus bonuses i am looking to get a mortgage. i could get a good house around me for 60 - 65K (lancs), over the last few years its been difficult but i have managed to save up 10K (and still going) for deposit, i have never had any debts...

anyone think its possible??
