5 Year fixed mortgage @ 2.99% with no fees with HSBC

This seems like a pretty good deal if you have enough equity in your home (60% LTV). 2.99% for 5 years with no setup or booking fees, plus no solicitors or valuation fees.
Looks good or is there anything better out there?
