Mortgage Advice

Hello,

I'm after some advice/opinions?

I bought a house 2008 with my girlfriend. At the time a declaration of trust was drawn up to ring-fence my girlfriends capital contribution of £85k (40%) of the value of the house. Also the declaration said that I would solely pay the mortgage (something neither of us spotted at the time). I paid the lions share anyway for the first 2 years with her chipping in a bit every now and then. In 2010 I moved out so she could spend more quality time with her daughters without me being there? The relationship continued and I got a flat and also continued to pay half the mortgage from then til now.
She has now dumped me for an ex boyfriend.
I have removed the furniture that I was happy for her to use while we were still in a relationship.
I obviously don't want to continue to help provide a roof over her head with her new partner for one second, but what should I do?
The declaration of trust states that if the house is sold, the mortgage company get what's outstanding to them approx £110k, she then gets her 40% and then I get whatever I've paid in. What's left gets split between us.
The house is for sale but she has said that she is no hurry to sell and that if it takes 6months or 18months she will move when she is good and ready!
Without my contribution she cannot afford the mortgage and with her salary she would not be able to get the mortgage transferred into her name only.
