FTB, moving home before a mortgage application - what would you do?

Hi guys,

I posted this in the house buying forum but was advised to try here so apologies for the duplicate post!

I'd love some advice on my current situation! I'm currently a lodger and I had an offer accepted on a property a few wks ago. The issue is, I'm really unhappy at home and could potentially move in with my boyfriend while I wait for the house to go through, but would a recent move be disastrous for my mortgage application? I have moved a lot all my life but have clocked up just over a yr at my current place but I am basically paying the money to use it as a storage facility. I'd rather be able to pay my boyfriend/his mum some of the money instead as I'm staying there all the time anyway.

I'm trying to stick it out but we've insisted the sellers extend their lease before they sell and we've been waiting 5 weeks for the freeholder to send them a valuation and I fear this could go on a long time.

I'm so unhappy at home and I don't feel safe there since my flatmate moved in her new boyfriend, but I'm a lodger and I don't think I have any right to complain. The mortgage is the only thing keeping me there. I'm applying jointly with my boyfriend and we both score 'excellent' with experian. He's been 33 yrs at his home but its me who is going to be the main contributor on the mortgage so I really don't want to shoot myself in the foot.

I would really appreciate any advice on this!
