Hey all, looking for a few pointers - my fiancee and I are set to be married in July, and currently have approx £20k saved for house deposit.
We've been starting to look at properties in the area, and have spoken to a brokers, with a view to buying a property after we're married - so August onwards really.
What's making us re-consider our strategy right now is the fact there seems to have been a bit of a glut of properties hitting the market in our ideal area at what we considere reasonable prices and within our attainable mortgage range as discussed with the brokers - I work for a business which forecasts the property market and as such have visibility that the late summer may show as slightly more "bullish" due to forecasts for 2014.
So my question to you guys is;
Does being married make any particular difference to getting a good mortgage rate?
The choice we have is
a) £20k deposit now, several good properties, unmarried (4 years with joint credit on a Current account and together on electoral role in same property)
b) £25k deposit in August, married, with all of the above + 6 months.
Thoughts welcome, just don't want to let an opportune moment pass if it is one.
