Will the mortgage company lend, if extensive works are required?

Please help, I have found a perfect house that has so much potential, the only problem is the house is a repossession, the previous owner was clearly doing it up, but unfortunately its been left in a right state, no boiler, some of the central heating pipes laid, all the electrical wiring has been removed and new wiring partially put back and no kitchen. I am a first time buyer with10% deposit, we think we have the funds to do it all up, and are in no particular rush to move in and quite happy to carry out the work. Will a lender provide a mortgage, if the property requires a lot of work?
