We have recently been granted more than we need to borrow on a Halifax Mortgage Promise.
We are in a position to put an offer in on a house tomorrow I think, but I am a little concerned about whether we will pass the full credit check.
How reliable is the credit check at Promise stage?
Experian quote us both as having a score of around 961 and 968, up in the 'excellent' category, however, my partner has 2 late payments on a Halifax credit card from last March/April, due to a change over in bank accounts and the direct debit being missed, we declared this at Promise stage.
We have consistently paid a lot more than the minimum payment on our credit cards, and we are completely debt free now, as of beginning of November.
However, the big HOWEVER, about 2 years ago we did have several late payments, mainly on mail order catalogues. Other than the late payments mentioned above, we have been squeaky clean since April/May 2011.
What do you think our chances are of being approved for the mortgage?
We are looking to borrow around 70% of what they said they 'could' offer us, so we aren't stretching ourselves on income multiples either.
Half of me thinks we'll get turned down, the other half thinks we'll be okay!
I know we can't know for sure until we go through with it, but I like to feel a bit more prepared than I do!!
