This is my first post here. I feel compelled to seek advice on my problem to see if anyone else has had similar experiences.
I am quite a way through the moving process. All was going well untill i had a full survey carried out on the property i want to buy. It came back with a concern about damp and Britannia requested that we have a timber and damp survey carried out.
They stated that they may not be able to lend 90% if the house wasn't in a1 condition (not stated in their criteria) and get this "may still not be able to lend if there are no problems or if we have the problems rectified before completion"
The damp survey has now been completed. The areas of concern (the living room wall) came back clear but did say minor work could be needed in the hallway (skirting board removed and plaster chiseled back from floor by 10mm which i could do myself in about an hour).
The report has been sent to Britannia and in turn onto the valuer and i am awaiting a reply. Ive read some very worrying things on the internet about them refusing even if the concerns on the survey were incorrect. It seems vey unfair and unreasonable to me. Im really worried about this and hopefully some one can tell me about experiences they have had.
P.S they stated if there is a problem they would consider lending 85% but that isnt really an option at thats an extra £11000.
