Offer accepted on house and land package

Hi all

I've had an offer accepted on a combined house and land package, both of which have separate deed titles.

How would I go about mortgaging them on one mortgage? I know that the land and house can be combined by the land registry upon transfer but that means that the lender would have to lend with that in mind.

My solicitor has suggested that in the past she has just put two title deeds onto the documents and it isn't uncommon.

Is there a lender who would consider this as doable? HSBC who I bank with don't seem to be forthcoming with information.

The land will purely be used as additional outside space for our pleasure and not for business or building on.

Any help greatfully appreciated
