First time Buy-To-Let

Hi.

I run my own construction company, things have been picking up since I started 2 and a half years ago, and I have been working for a landlord that I am looking to go 50/50 on a house with,

As this would be my first mortgage. The Brokers has told me i wont be accepted, apparently they go off the land registry.

Just a few things I want to ask:

1) Does anyone know of a way to work around this?

2)Can I just purchase a small plot of land off my partents house (which will show on the land register) then sell it back once I have the mortgage?

If this is either illigal or just too costly I will just have to save my whole half of the mortgage.

Or could I take my buisness partners half of the deposit (with a written contract) then take the whole mortgage out by myself then I will be on the land regirstry. Then swap it to a buy to let? I understand it would require 2 lots of legal fees and set up fees. ( I am just thinking out loud here)

Completly new to this whole thing so take it easy please :)
